RICS HomeBuyer ® Service
This service is intended for conventional properties which are, for example, built within the last 120 years and in reasonable condition. It doesn't detail every aspect of the property and only focuses on urgent matters needing attention. It’s not usually suitable for properties in need of renovation, or if you’re planning major alterations.
The surveyors main purpose in providing this service is to help you:
- Make a reasoned and informed decision on whether or not to proceed with the purchase of the property
- Make an informed decision on what is a reasonable price to pay for the property
- Provide details of the general condition of the property
- Take account of any significant repairs or replacements that the property needs and provide condition ratings for such elements to enable you to understand the nature of works required going forward
- Consider what other advice you need to take before exchanging contracts e.g. those issues that you should refer to your legal advisers
- The estimated cost of rebuilding the property after a fire, for building insurance purposes
